A New Yorker locks himself in his late-grandmother's rent controlled apartment for 12 days in hopes of taking over the lease, but quickly learns that someone - or something - may have already staked a claim on the impressive flat. Twenty-five year old Danny Hill (Van Hansis) was living in a crumbling Queens tenement building when his grandmother passed away. Advised by his lawyer that he could take over her lease if he can physically remain in the apartment for as long as it takes to get his name on the paperwork, Danny leaps at the opportunity. But with each passing day it becomes increasingly obvious that Danny isn't alone. He's not the only one who wants the apartment, and now the longer Danny stands his ground, the faster his sanity starts to slip away.
